Press Release 7th April 2021

Where are we going? We believe it's Back to the Future.

We are living in extraordinary times the like of which have never been witnessed before. Indeed, in all my 40 years in the property industry I find myself trying to crystal ball what the future holds for both the residential and commercial property sectors given the current uncertainty that surrounds us.

So, what are the certainties? We know for sure that interest rates will continue to remain low for some considerable time to come and as the population gets vaccinated the economic recovery will speed up.

The “new norm” will see domestic migration rise as more and more people and companies become accustomed to working from home. Together with the onset of 5G making communications faster and more reliable this becomes an attractive and convenient option going forward.

We are currently experiencing firsthand interstate evacuees choosing lifestyle and health above all else and where better to have this than the Gold Coast.

This of course has brought on the old issue of supply and demand with the inevitable effect of soaring residential and rental prices as more and more people look to escape the inconveniences that the pandemic has and may again bring at the drop of a hat!!

However, we have to look to the future for where our long and sustained growth may come from. Our relationship with our current largest trading partner is somewhat strained to say the least and likely to remain so for some time to come.

Migration accounts for 1% of the Australian GDP and this hasn’t just slowed it’s come to a crashing halt. We need population growth for our goods and services, housing and infrastructure let alone the labour market. Migration is a key driver for Australia’s growth as a whole.

Who is going to fill the hole?

The Free Trade Agreement between Australia and the UK is due to be finalised shortly. A cornerstone of the FTA will make the movement of people between the two countries faster and more streamlined. It will encourage employment growth and investment by companies and individuals in both directions and play a major role in our post COVID economic recovery.

The UK has been one of the worst affected nations by the pandemic with extreme lengthy lockdowns in order to stem the high infection rates and deaths.

Whilst in lockdown many people in the UK have had ample opportunity to search for alternative locations that offer a safer and healthier lifestyle for them and their families in much the same way as our interstate compatriots have done but in much larger numbers.

Number one on their list is Australia.

The Australian High Commission in London has over the past 12 months seen unprecedented enquiry from UK citizens looking to emigrate to Australia.

This together with the UK uncoupling from the European Union through Brexit and the upcoming Free Trade Agreement has created a perfect storm with a unique opportunity for the two nations to resume their close association in all aspects of life.

As a result, we will no doubt see a significant rise in successful applications over the course of the next few years.

We are, after all, pretty much the same people sharing so much more than just a common language. We recognise the way of life being a mirror image of our own but for the climate!!!

We at Canford have been following these developments very closely allowing for what we believe is a pathway “Back to the Future” with one of our closest of allies and cultural cousins.

We are therefore pleased to announce that we have agreed an Alliance Partnership with Winkworth one of the most recognised real estate agents in the UK with over 100 offices in key locations.

Winkworth was established 1835 and is listed on the London Stock Exchange.

This unique partnership puts Canford at the forefront with UK buyers and investors looking to relocate and take advantage of all that Australia has to offer. In return we are able to introduce Australians to the UK property market.
